HELPFUL REMINDERS
1. A verbal eviction is never valid. A proper notice must be served.
2. A tenant may only be evicted by the Sheriff and only after the court process has been invoked and only if the tenant has lost the case. Do not move out of your unit if you have not been to court

If you have an Unlawful Detainer please note that you must respond within five days to avoid eviction.

If you have a different emergency, please leave a message at 510-836-2687 for CJJC’s Oakland. There is a volunteer checking the hotline for emergencies only. If you have had an appointment previously and it is not an emergency, please leave a message for your counselor on their direct extension.

San Francisco Tenants

There will not be a volunteer checking the hotline while the SF CJJC tenant rights clinic is closed. We will return to our normal schedule starting January 4th. If it is not an emergency, please leave a short detailed message at 415-487-9203 and someone will get back to you when we reopen. If you are unable to leave a message, please come to our walk-in hours from 1PM- to 5:30PM on January 4th. Thank you!

1. If you receive a Court Summons/Unlawful Detainer you only have 5 days to respond. If you fail to respond in 5 days, a default judgment will be issued against you and you will shortly be evicted by the Sheriff. Do not wait for us to reopen to get support.

2. In order to respond to the Summons, go to the Eviction Defense Collaborative immediately.

RECORDATORIOS PRÁCTICOS
1. Un desalojo verbal nunca es válido. Tiene que recibir notificación apropiada.
2. Un inquilino o inquilina sólo puede ser desalojado/a por el alguacil y sólo después de que el proceso judicial ha sido presentado y sólo si el inquilino o inquilina ha perdido el caso. No se mude de su unidad si usted no ha comparecido ante el tribunal.
Durante ese tiempo nadie estará disponible para citas Si tiene una Situación Judicial tiene que responder en 5 días o puede perder su vivienda.

Para los inquilinos o inquilinas de Oakland

Si tiene un caso de retención ilícita de inmueble, por favor tome en cuenta que tiene que responder dentro de cinco días para evitar el desalojo. No espere a que regresemos para responder.

Puede presentar una respuesta por su propia cuenta en persona en el centro de ayuda dentro del tribunal de Hayward ubicado en el 24405 Amador Street, en Hayward, California 94544. La línea de información para el tribunal es: (510) 891-6000; la línea del centro de ayuda es: (510) 272-1393. El centro ambulatorio de auto-ayuda (Depto. 501) abre de 8:30 a.m. al mediodía o 12:00 p.m. de lunes a viernes; aceptan llamadas telefónicas de lunes a jueves de 2:00 p.m. a 4:00 p.m. Estará cerrado el 25 de diciembre de 2018 y el 1 de enero de 2019.

Para obtener una lista de organizaciones que proveen apoyo para responder a los casos de retención ilícita de inmueble y obtener sus calendarios de cierre, por favor refiérase a la lista de recursos a continuación.

Si tiene una emergencia diferente, sírvase dejar un mensaje en el 510-836-2687 para la CJJC de Oakland. Hay una persona voluntaria que estará revisando la línea directa solamente en cuanto a las emergencias. Si tuvo una cita anteriormente y no es una emergencia, por favor deje un mensaje para su consejero o consejera en su número directo de extensión.

Continuaremos con nuestro horario regular a partir del 4 de enero. Por favor deje un mensaje breve y detallado y alguien le volverá a llamar. Si no puede dejar un mensaje, venga a nuestra oficina durante las horas de citas ambulatorias de la 1 p.m. a las 5:30 p.m.

Para los inquilinos o inquilinas de San Francisco

No habrá una persona voluntaria revisando la línea directa mientras la clínica de derechos de inquilinos de CJJC está cerrada. Continuaremos con nuestro horario regular a partir del 4 de enero. Si no es una emergencia, por favor deje un mensaje breve y detallado al 415-487-9203 y alguien le volverá a llamar cuando volvamos a abrir. Si no puede dejar un mensaje, venga a nuestra oficina durante las horas de citas ambulatorias de la 1 p.m. a las 5:30 p.m. a partir del 4 de enero.

1. Si usted recibe una citación judicial en un caso retención ilícita de inmueble, sólo tiene 5 días para responder. Si usted no responde en 5 días, se emitirá una sentencia en rebeldía contra usted y usted será desalojado/a en breve por el alguacil. No espere a que regresemos para responder.

2. Para responder a la citación judicial debe ir al grupo de defensa contra desalojos, Eviction Defense Collaborative, inmediatamente.
