Once again, we’re calling on you to join us and other housing rights organizations, tenants and allies to give public comment to Oakland City Councilmembers in support of a proposal to strengthen tenant protections and amend the Just Cause for Eviction Ordinance. All public comment on all agenda items will be taken at the beginning of the meeting.

Script/Introduce yourself 

My name is ____, I live in district ____, and I’m a [1-3 descriptors like Black, elder, teacher, working-class, etc.] worker/tenant/homeowner/landlord in Oakland.  

I am here to support the Ballot Measure for the Expansion of the Oakland Just Cause Ordinance while also asking that ADUs be included in the expansive protections. I fully support this expansion because… 

Talking Points:

  • We fully support this ballot measure, while also asking that ADUs be included in the expansive protections so that all newly built housing is protected under the Just Cause Ordinance.  It’s happened in dozens of other cities across the state with no diminishing of construction with Just Cause ordinance. Oakland is clearly a city with a strong residential development market, and the evidence indicates that including new homes in just cause is highly unlikely to change that.
  • Data shows that there has been no diminishing of construction with Just Cause ordinances across the state. Data strongly refutes the claim that exempting new units will depress construction activity. Expansion of the JCO that is more inclusive benefits everyone! We should be protecting more of our neighbors, not fewer.
  • Oaklanders deserve good tenant protections. We should not be the only city in the Bay Area with a date of construction exemption in its just cause ordinance! Other cities in the Bay Area have extended their tenant protections to all buildings. Oakland should do the same.
  • We support an all inclusive Just Cause Ordinance! – Include ADUs in Just Cause protections. The state has incentivized creation of ADUs to alleviate the housing crisis. Exempting ADUs from just cause undercuts sustainable housing efforts.

Estoy aquí para apoyar la medida de la boleta electoral para la ampliación de la Ordenanza de Oakland por la Causa JUSTA, al tiempo que pido que las ADU sean incluidas en las protecciones expansivas. Apoyo plenamente esta expansión porque…

Puntos

  • Queremos apoyar plenamente esta medida de votación, al mismo tiempo que pedimos que se incluyan las ADU en las protecciones extendidas para que todas las viviendas recién construidas estén protegidas por la Ordenanza de la Causa Justa. Ha sucedido en docenas de otras ciudades en todo el estado sin disminución de la construcción con ordenanzas justas por causa.
  • Los datos muestran que no ha habido una disminución de la construcción con las ordenanzas de Causa Justa en todo el estado. Los datos refutan fuertemente la afirmación de que la exención de nuevas unidades deprimirá la actividad de construcción. ¡La expansión de la JCO que es más inclusiva beneficia a todos! Deberíamos proteger más a nuestros vecinos, no a menos.
  • Los inquilines de Oakland  merecen buenas protecciones para los inquilinos. ¡No debemos ser la única ciudad en el Área de la Bahía con una fecha de exención de construcción en su ordenanza de causa justa! Otras ciudades en el Área de la Bahía han extendido sus protecciones a los inquilinos a todos los edificios. Oakland debería hacer lo mismo.
  • ¡Apoyamos una ordenanza de justa causa que incluya todo! – No exima a las ADU de causa justa. El Estado ha incentivado la creación de ADU para aliviar la crisis de la vivienda. Eximir a las ADU de causa justa socava los esfuerzos de vivienda sostenible.
